A new business district takes shape in Piedmont

On a street just east of the part of downtown Piedmont known as Old Town, is a street called Madison Avenue. East of Piedmont Road, the street winds into a semi-rural residential area.

Tucked away is a hidden gem, a new opportunity for business in Piedmont.

The Madison Avenue Business District is taking shape at 107 Madison Ave. NE.

Leases are being taken now. And there is a plan for a future building too.

Introducing a cutting-edge retail destination in the heart of Piedmont, Oklahoma, where modern design meets convenience and community, reads information released about the development.

Bryan and Meagan Nelson talked about the new business district.

Bryan Nelson, a local business owner, is known to people in Piedmont for his commercial fence business, Yankee Fence. He is also the co-founder of Yori Group, the general contracting and real estate development company that performed the work on the new development. Bryan and his Family have lived in Piedmont for 12 years and have other developments planned in the future.

In December 2022, the Nelsons bought the building on Madison Avenue from Mike Hannegan at 107 Madison Avenue NE. Hannegan had a heating and air business and relocated the business.

After purchasing the building, Bryan went through the process of applying for a building permit and making a rezoning request through the city planning commission and city council.

There are now six suites available.

The development is suited for a variety of businesses, many types of stores, services or offices could utilize the space.

Meagan Nelson said, “The possibilities are endless. People can turn it into whatever they need it to be. It’s ready for them to come in and make it their own.”

Bryan Nelson added, “As a long-standing small business owner in Piedmont, I know how limited available space is. Many individuals are currently utilizing their garages as workspaces, underscoring the pressing need for dedicated physical locations equipped with proper paving and parking facilities. Recognizing this demand, we have allocated substantial resources towards expanding the parking infrastructure, ensuring that our community has access to professional business environments.”

Just to the east of the existing building and newly paved parking lot is space for another six suites to be built.

Meagan Nelson said, “Our goal is to get this building leased out and immediately start on another six suites and have a total of 12 new spaces available for businesses in Piedmont.”

“We, as residents, are thrilled about the prospect of contributing to Piedmont’s economic growth through the establishment of new businesses,” expressed Meagan Nelson. “It’s exciting to provide Piedmont with additional avenues for generating tax revenue, especially as our town continues to expand. There’s a clear consensus on the importance of supporting local businesses, and Piedmont requires more space to accommodate this growing demand.”

The terms of the lease include three-to-five-year terms.  Trash, water and sewer on one meter to are split equally between tenants.    All other utilities are separate.
